Design-Build

WHAT IS DESIGN-BUILD?

It is the process that brings professional architectural design and custom construction together. It is a customer service system where the design and construction aspects are provided by one team of professionals known as the design-build team. The design-build team provides the creativity, the process, the communication and the full comprehensive service all under the same roof. One single team designs, estimates, constructs and follows through with the homeowner to create their custom home. This system is used to minimize risk for a homeowner and to streamline the traditional process of using several companies with numerous meetings at several locations. The efficiencies of the one team providing all services ensures that your project is delivered with exceptional service, and the highest quality at the best price.

AUTHENTIC CUSTOM HOMES DESIGN-BUILD PROCESS

The ACH Design-Build process typically begins with an interview gathering session with Israel Pena. This initial step includes home-site considerations, space needs, family lifestyle, special desired features, materials, finishes, cost parameters, etc. Based on these discussions and information exchanges Israel Pena will design the preliminary floor plan and the exterior design character of the home. Jim Terrian, Israel's design partner will prepare the drawings of the design and a front elevation colored rendering for presentation to the client. After review and input by the client the design development phase will continue until the design of the new home is approved. Then, the construction working drawings and specifications are completed and reviewed with the client. The final step is for ACH to prepare the construction proposal. Upon signing of the proposal construction can typically start within two weeks. The time frame from the initial design interview to construction start is typically 90 to 120 days total. ACH will also assist the client in obtaining financing and will provide the decorator services as part of the construction cost.
